Energy Performance Certificates (EPCs)

From April 1, 2018, all properties rented out for new leases or term renewals must meet a new minimum EPC rating of E or above.

The EPC gives properties an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.

An Energy Performance Certificate (EPC) is required if the property is:

  • Built, then
  • Sold
  • Rented

Before you sell or rent your property, you must order an EPC for your prospective buyers and tenants.

All about EPC

A certificate of energy efficiency will tell you how efficiently the building uses energy. The better the rating, the more efficient the building is, and the lower your energy bills will likely be. The energy efficiency of the building is shown by a carbon dioxide (CO2) based index.

This energy rating is based on the features of the building itself (the fabric) and the services it provides (such as heating, ventilation and lighting).

The asset ratings will reflect the age and condition of the building. The recommendation report will provide recommendations on how to use the building more effectively and make cost-effective improvements. These may include things like improving the building's energy performance.

Assessment

We will visit your property and take a number of measurements. We will record the details of the property structure and layout. The inspection usually takes about an hour, although it can take longer if the property is large, particularly old, has had extensions, or has unusual features. All utility meters, boilers, hot water cylinders and thermostats will be inspected. Each room in the house will have heating arrangements, ceiling height and presence of energy saving light fittings recorded. The loft and any heated basements will also be inspected. We take photographs to support the record of assessment, but will not photograph any identifying features of rooms and contents.

Access & Information Required

It will be helpful to know the age and any changes to the property. Any documents which can prove the improvement and guarantees to the property structure which can lead to energy efficacy. We will create your certificate and a link will be sent to you within three working days.
